Resale Certificate Request
Selling your home? The Virginia Property Owners’ Association Act requires that the seller provide a resale certificate request to the purchaser before the sale is final. The resale certificate requirement applies to all types of sales whether handled by the owner or a realtor. It will contain discrepancies that need to be resolved before closing.
Standard resale certificates are available in electronic form fourteen days after receipt of a written request and payment of the fee. Additional fees will be charged for rush order requests and for hard copies. Resale certificates are good for 90 days. After that time, there is an additional fee to update the packet.

Resale Certificate Details
A standard resale certificate costs $50, and will be provided in 14 days after receipt of the resale certificate request and check. Expedited delivery costs $100 if the resale certificate is needed in less than 14 days. Secretary will notify you at the email address you provide when the resale certificate is ready.
The resale certificate is delivered electronically one of two ways. For either method, receipt forms must be signed prior to receiving the resale certificate.
(1) Via thumb drive. To pick up the resale certificate you will need to bring a thumb drive to the secretary and she will copy the files on the drive once you sign the receipt papers.
(2) Via email. Secretary will email receipt papers to email address you provide. Once they have been signed and returned via email, the secretary will email the resale certificate request files to the email address.
A paper copy of the resale certificate may be requested and costs an additional $15. The resale certificate may be sent by US Mail. If the resale certificate is to be sent via US Mail, then the additional mail and handling costs will be paid by the person requesting the resale certificate.
